Kent as a part owner holds the RERA accreditation for the Strata Global licenses, and has a Bachelors Degree in Building/Quantity Surveying from the University of Melbourne with majors in Building Economics, Valuation and Quantity Surveying and high distinctions in Law, Accounting, Economics and Information Technology at the Australian Graduate School of Management (U.S.Q). Also, as part Owner and Director of an associated company in Australia, Kent has extensive experience in the valuation of Management Agreements, determination of Unit Entitlements, preparation of Sinking Fund Forecasts and other cost impact studies for jointly owned property. Kent has a further fifteen (15) years experience in Project Management and Regional Investment Management for a portfolio valued at over AUD $1 Billion throughout Queensland and the Northern Territory for one of Australia’s largest funds management and Insurance companies

David Yeates - B. Bus (Acct.), A. C. A
David holds a Bachelors Degree in Business (Accounting). As a Director of Australian Unit Administration, Chartered Accountant and Body Corporate Manager, David has twenty years of experience in the Body Corporate industry plus many years in the fields of auditing and financial reporting. He has an extensive involvement and contributed to the development of software applications for the Strata Management Industry.

Gayle as a partner oversees business IT network infrastructure for our operations in GCC Countries and India that can be provided via our private network. As part Owner and Director of an associated company in Australia, Gayle, has over twenty years of experience in Relationship Management for Home Owners Associations and Building Operations for major resort companies. Gayle also has ten years experience in the UAE as Executive Director in charge of HR, Company Administration and IT Network administration for the Strata Global VPN and recruitment and training of Administration personnel.

Neville Bulsara – B. Commerce

Neville oversees the establishment and management of our Offices in Pune and Lavasa City, India. He also oversees all building management operations from a quality control perspective monitoring the performance of service providers and Facilities Management Contracts engaged by the developer for the master community and the individual apartment block owners and owners associations. Neville formally managed the Betterhomes Facilities Management arm in Dubai and now heads the business development of the Strata Global Group in India. He also manages procurement of contracts and setting in place the management structures needed in collaboration with our franchise operation in Pune and Lavasa.

Owners Association Finance and Accounting

Strata Global employs personnel with many years of experience and holding membership of the Institute of Chartered Accountants of India and UK with Post Graduate qualifications in Commerce specialising in Cost Accounting and audit. Several key staff have been instrumental in carrying out audits and developing strong system of internal controls in various organizations spread throughout the UAE, Oman and India.

Quantity Surveying, Valuation and Development Analyses

Professionally qualified staff provides Sinking Fund Forecasts, Development Analyses, Insurance Replacement Valuations, Mixed Use Development Valuations and Bank Valuations for the Group in UAE and Oman.

Key personnel hold academic qualifications from major universities in countries such as India, Australia, South Africa, New Zealand and UK majoring in Quantity Surveying, Facilities Management, Valuation Practice, Property Development and Building Management.

Major consulting work has been undertaken by Strata Global in Morocco, Qatar, Oman, India and the UAE in Dubai, Abu Dhabi and Umm al Quwain. Developments comprise mixed use resorts, offices, hotels and residential Towers such as the Rheem Island development in Abu Dhabi and Forecasts for developments involving volumetric subdivision. Staff also provide Consultancy advice for our India, Oman and Dubai operations and manage the transition from developer to owners association and setting up strata/community title schemes in the United Arab Emirates comprising volumetric, multi layered schemes, staged, mixed use and large land re-subdivisions.

Community Constitutional Documentation and Multi Owned Property Planning

In house Legal Counsel supported by a leading external Legal Consultant is provided by the Strata Global Group in the planning of multi layered and volumetric plans of subdivision in jointly owned property, service charge budgets and entitlements for many developments in UAE and Oman. The projects cover Master Communities such as Saadyat Island, Zayed Sports City in Abu Dhabi, The Wave Muscat (Oman) and prestigious developments within Jumeirah Lake Towers and Dubai Silicon Oasis.

Facilities Management and Consulting

Key personnel are experienced in the strata and property management industry in several countries such as UK, Australia, Qatar, UAE and Oman. Recent projects include Al Houara Resort Morocco and The Pearl Qatar which involved the Management of facilities from construction to estate management through the development to completion through the effective implementation of work management systems, establishment and maintenance of property review systems and policy in accordance with worldwide established standards.

Facilities Management personnel are also involved in the identification, preparation and management of quotes for the provision of hard and soft services.

A key part of the service is the identification, maintenance and implementation of reactive and proactive maintenance and the understanding of the Owners Association FM needs and specifying service requirements and targets. Part of this involves managing the outsourcing of specialist contracts and setting the monitoring standards.

The FM Consultant is also responsible for reviewing service levels and monitoring their performance with the assistance of Field Officers and has the capacity to develop and motivate multi-disciplinary project teams in the delivery of services.

Community Planning and Operations – Single Layered, Volumetric and Multi Layered Schemes

Key personnel are experienced in the strata and property management industry in several countries encompassing development of the companies’ operational procedures as it relates to the requirements of new Jointly Owned Property Directions and community management environment in the UAE and Oman. Key administration staff are very experienced in the day to day management of the Strata Management Software Application used by Strata Global (Strata Max) including the maintenance of the stratamax information database and document management application uploaded to web portals for client Owners Associations. A significant responsibility also comprises the supervision of the IT banking link overseeing the Automatic Reconciliation and credit card banking gateway Network International.

Owners Association and Common Owners Group - Portfolio Management Services

Our portfolio managers in all locations have experience in the property sector at a managerial level, including property management (residential, commercial and industrial), Strata Title (Body Corporate) Management, Real Estate Sales (residential) and office administration. Their responsibilities include the management of owners associations and FM field supervisors in the implementation of Jointly Owned Property Directions as it relates to policies and procedures for each development.
